Spring Valley was built out mostly in the 1980s–2000s, so lots and equipment pads sit closer together than in newer master-planned communities — access for service and repair work is often tighter than in a Summerlin or Henderson-style neighborhood.
Proximity to the Strip and the airport corridor means Spring Valley has more investment and rental properties with pools than a typical family neighborhood. Many owners live out of town or out of state, so remote coordination and flexible scheduling matter more here than elsewhere.
Older housing stock in the eastern part of Spring Valley, near Rainbow and Flamingo, is starting to show the same aging-plaster and legacy-equipment issues common in older Henderson neighborhoods like Green Valley.
