“30-point inspection” gets used loosely in this industry, so here’s exactly what’s on ours, and why each item matters for a pool sitting in the Las Vegas heat rather than a generic checklist written for a mild climate.
Water chemistry (5 checks)
Free chlorine, pH, total alkalinity, calcium hardness, and stabilizer (cyanuric acid) levels. Calcium hardness matters more here than most places, since Henderson and Las Vegas tap water already runs hard, and a pool that starts high has less room before scale becomes a problem.
Circulation and filtration (7 checks)
Pump operation and noise, filter pressure, flow rate at the returns, skimmer function, main drain suction, backwash or cartridge condition, and check valve function. This is where we catch a pump that’s a few months from bearing failure before it happens on a 110-degree day.
Equipment and safety (8 checks)
Heater ignition and temperature hold, salt cell output, automation and timer settings, electrical bonding, GFCI function, handrails and ladders, drain covers (VGB compliance), and fence/gate hardware where applicable.
Surface and structure (6 checks)
Plaster or finish condition, tile line for scale and staining, deck condition around the pool, coping, expansion joints, and visible cracks. Older Henderson and Boulder City pools tend to show more wear here than newer builds in the master-planned communities.
Water level and leak indicators (4 checks)
We check for water loss beyond normal evaporation, which runs higher here than in humid climates, so this step matters more in the valley than the national average checklist would suggest. Wet spots around equipment, unusual algae patterns at one spot in the pool, and structural cracks can all point to a leak that’s easy to miss otherwise.
